Home Services Areas Pricing Blog About Book Service

Whether you've just bought a villa, taken over managing a rental, opened a cafΓ© or simply moved into a long-stay home, sooner or later you'll need to deal with air conditioning. In Bali that's not a once-a-year afterthought β€” it's an ongoing relationship with equipment that works harder, and fails faster, than almost anywhere else on earth. This is the guide we wish every new client read first: a complete, plain-English overview of AC service in Bali, covering what the work actually involves, what goes wrong, what it costs, and how to keep your units alive in the tropics.

The Three Types of AC Service

Almost everything we do falls into three categories, and understanding the difference saves you money. Cleaning is routine, preventive work β€” washing filters, cleaning the indoor coil, flushing the drain line and cleaning the outdoor condenser so the system runs efficiently and hygienically. Maintenance is cleaning put on a schedule and bundled with checks and reporting, usually under a contract, so nothing gets forgotten. Repair is what happens when something has already broken β€” a refrigerant leak, a dead capacitor, a blocked drain flooding the room. The cheapest path is to live in the first two categories and almost never touch the third.

What Cleaning, Maintenance and Repair Each Involve

A standard clean takes 30–45 minutes per split unit: filter removal and wash, indoor coil cleaning with a safe chemical spray, drain pan and pipe clearing, outdoor unit inspection and cleaning, and a before-and-after temperature test. A chemical deep clean goes further β€” fully dismantling and spraying the coil and blower β€” and is what a neglected or mouldy unit needs. Maintenance contracts wrap scheduled cleans together with performance checks, refrigerant-level inspection, written service reports and priority emergency response. Repair starts with a diagnostic visit to identify the fault before any quote is given, so you're never paying blind.

The Most Common AC Faults in Bali β€” and Their Symptoms

After thousands of callouts the pattern is remarkably consistent. The faults we see again and again:

  • AC blowing warm air β€” usually low refrigerant (a gas leak) or a dirty coil blocking heat exchange. Running it like this damages the compressor.
  • Water dripping inside the room β€” almost always a blocked condensate drain, the single most common fault on the island, caused by mould, insects and biofilm.
  • Strange noises β€” rattling (loose panel/debris), buzzing (electrical), squealing (failing fan-motor bearing).
  • Musty or burning smells β€” mould in the coil and drain pan (musty) or an electrical fault (burning, turn it off immediately).
  • AC tripping the breaker β€” often a failing capacitor or compressor start problem; a safety issue, stop using it.
  • Ice on the unit or pipes β€” severely restricted airflow or a refrigerant pressure problem; turn off and let it thaw.

Catching any of these early is the difference between a quick, cheap fix and a burned-out compressor.

How Bali's Tropical and Coastal Climate Damages Your AC

Four forces work against every AC on the island at once. Year-round heat means there's no off-season β€” a villa unit can run 8–14 hours a day, every day, so parts wear two to three times faster than in a temperate climate. Constant 75–90% humidity breeds mould and bacteria on the cold coil β€” that black slime and musty smell β€” and floods drains. Coastal salt air in places like Seminyak, Canggu and the Bukit around Uluwatu corrodes outdoor condensers, sometimes to failure within a few years. And organic debris β€” pollen, leaves, insects, gecko droppings β€” clogs filters, coils and drains, a particular problem in the jungle zones above Ubud. Understanding these four is the key to understanding why Bali AC needs so much more attention than it did back home.

Which AC Brands We Service

Bali villas, hotels and cafΓ©s run a wide spread of brands, and a competent technician should handle them all. We clean and repair Daikin, Mitsubishi Electric, Panasonic, Samsung, LG, Sharp, Gree, Midea and every other common split-system and cassette unit. Daikin and Mitsubishi tend to be the workhorses in higher-end villas around Seminyak and Uluwatu; budget brands are more common in Kuta guesthouses and apartments. The servicing fundamentals are the same across brands β€” what changes is the availability and cost of replacement parts, which is worth knowing before you buy a new unit.

Split, Cassette and Multi-Unit Systems

Most Bali properties run wall-mounted split units, the standard for villas and homes. Hotels and larger restaurants often use ceiling cassette units, which have a bigger filter area, trap more dust and need a specialist approach to clean from below β€” they take a little longer per unit. Larger villas and commercial spaces sometimes run multi-split systems where several indoor units share one outdoor condenser; on those, keeping that single outdoor unit clean and uncorroded is doubly important, because its failure takes every connected room offline at once.

How Often Should You Service Your AC in Bali?

The honest answer is far more often than back home. As a baseline: units running more than six hours a day want cleaning every four to eight weeks; lighter use can stretch to every two to three months. Then adjust for location and use β€” heavily used coastal villas in Canggu or on the Bukit, and humid jungle villas in Ubud, do best on a monthly rhythm, while a calm residential home can go quarterly. We cover the full breakdown in our how-often-to-service guide and a district-by-district view in the Bali area guide.

What AC Service Costs in Bali

Pricing is refreshingly transparent once you know the ranges. A standard clean is around IDR 150,000 per split unit; a chemical deep clean runs IDR 250,000–350,000. Repairs begin with a diagnostic of IDR 100,000–150,000 (usually deducted if you proceed), with common jobs like a refrigerant recharge at IDR 350,000–600,000, a capacitor at IDR 150,000–300,000, and a fan motor at IDR 300,000–700,000. Annual maintenance contracts start around IDR 800,000 per unit for quarterly service and rise for monthly plans, with multi-unit discounts for villas and hotels. Set against the IDR 2–5 million cost of a replacement compressor, routine cleaning is the cheapest insurance you can buy.

Villa, Hotel and Restaurant Needs Compared

Different properties need different things. Rental villas need reliability above all β€” a failed AC at 2am is a guest-experience emergency, so a contract with priority response and monthly cleaning protects your reviews. Hotels and guesthouses need work scheduled inside checkout windows, often with several technicians clearing many rooms at once, and careful handling of cassette units. Restaurants and cafΓ©s need early-morning or late-night service to avoid disrupting trade, and frequent cleaning because kitchen steam and cooking odours clog filters and push smells into the dining room. We tailor the schedule to the property rather than selling a one-size plan.

Energy Efficiency and Your Electricity Bill

AC is usually the biggest single line on a Bali power bill β€” often 50–70% of it. A clogged filter and dirty coil force the compressor to run longer, wasting 20–30% more electricity for the same cooling. Regular cleaning, sensible thermostat settings (24–25Β°C, not 16Β°C), keeping doors closed against the humidity, and servicing the outdoor unit too will quietly cut a typical bill by a third. We go deeper on this in our guide to reducing your AC electricity bill.

How to Choose an AC Technician in Bali

Not all service is equal. Look for a company that gives a written diagnostic and quote before doing repair work, cleans the outdoor unit and flushes the drain as standard rather than only touching the filter, works on your brand, offers a warranty on repairs, and responds quickly over WhatsApp. Ask whether they provide written service reports β€” these tell you which units are ageing and add value if you ever sell. A good technician should make AC something you stop having to think about, not a recurring source of stress.
