Home Services Areas Pricing Blog About Book Service

For a single home unit you can get away with calling a technician when something feels off. For a villa with six bedrooms, a boutique hotel, or an office full of cassette units, that reactive approach is a slow-motion disaster — you find out an AC has failed when a guest complains at 11pm or staff are sweating at their desks. A maintenance contract flips that around: regular, scheduled care so the units simply never get the chance to fail. Here's how our contracts work, what's included, how to choose between monthly and quarterly, and how we handle the emergencies that contract clients almost never have.

Why Regular Maintenance Is Essential in Bali

Everything that makes Bali hard on air conditioners — the year-round heat and long running hours, the 75–90% humidity breeding mould in the coils, the salt air corroding outdoor units on the coast, the leaves and insects clogging drains in the jungle — gets steadily worse if nobody touches the unit. A neglected AC doesn't fail all at once; it degrades. Cooling weakens, the electricity bill creeps up 20–30% as a dirty coil makes the compressor work harder, the drain quietly blocks until it floods, and one day the compressor — a IDR 2–5 million part — gives out. Regular maintenance catches every one of those before it becomes a bill. For a rental villa in Canggu or Seminyak, or a hotel on the Bukit, a failed AC is also a failed booking and a bad review — the maintenance contract is cheaper than a single refunded night. We explain the underlying climate stresses in detail in our Bali climate AC guide.

What's Included in Our Maintenance Plan

A maintenance contract is structured cleaning plus checks plus priority, on a fixed schedule. Every visit covers the full clean — filter wash, indoor coil clean, condensate drain flush, outdoor condenser clean — plus the things a one-off clean often skips: a refrigerant-level check, an electrical and capacitor inspection, a temperature performance test, and a written service report so you (or your property manager) know exactly what state each unit is in. On the coast we add outdoor-unit anti-corrosion attention; in jungle Ubud we focus on the coil and drain that the humidity attacks hardest. Contract clients also get priority scheduling and discounted labour on emergency repairs, plus multi-unit pricing — the more units across your property or portfolio, the lower the per-unit rate. It's essentially our AC cleaning service put on a reliable calendar and wrapped with the checks that prevent surprises. Full details live on our AC maintenance page.

Monthly vs Quarterly Plans — Which Is Right for You?

The right frequency depends on how hard your units work and where they are. Monthly plans suit high-use and harsh-environment properties: active rental villas, hotels, restaurants and cafes, anything coastal with salt air, and humid jungle villas above Ubud where mould and drain blockages move fast. If an AC failure costs you a guest, you want monthly. Quarterly plans (four visits a year) suit calmer, lower-use properties — long-stay expat homes and family villas in places like Sanur, and offices and apartments inland in Denpasar with predictable use. Many residential clients in quieter areas sit happily on quarterly with one extra clean before the dry-season peak. A bigger property often mixes the two: monthly on the hardest-working bedrooms and common areas, quarterly on the guest rooms that rarely get used. Budget-wise, quarterly contracts start around IDR 800,000 per unit per year and monthly plans run higher, both with multi-unit discounts. Not sure which fits? Tell us your property and we'll recommend honestly — the area-by-area guide shows what each district typically needs.

How We Handle Emergency Calls for Contract Clients

The whole point of a contract is that emergencies become rare — but when one happens, contract clients go to the front of the queue. Premium contract clients get same-day response guaranteed in Seminyak, Canggu, Kuta and Nusa Dua, and same-day in Ubud and Uluwatu when booked before 2pm; emergency labour is discounted for all contract clients. We coordinate directly with your property manager or guest to arrange access, and for extended repairs we can arrange a temporary portable unit so the room stays usable. Because we already hold the service history for every unit on your contract, we usually know what's wrong before we arrive — which is exactly why contract clients spend so little time dealing with broken AC in the first place. If you run several units, an install-plus-contract bundle keeps the whole property covered from day one.

For Premium clients we can also hold a spare key or access code under a documented key-holding agreement, so an AC problem can be fixed even when the owner is overseas and the villa is occupied by guests — a small detail that quietly removes a lot of stress for remote owners and managers. Every visit is logged, so over time you build a clear maintenance history for each unit: which ones are ageing, which need an eventual replacement, and which are running perfectly. That record is genuinely useful at sale or handover, and it lets us budget your year in advance instead of hitting you with surprise bills.

The honest summary is this: a maintenance contract isn't really about cleaning — it's about never having to think about your air conditioning again. You set the schedule once, we show up, the units stay healthy, the electricity bill stays sensible, and the 11pm guest complaint never happens. For any property with more than a couple of units in Bali's climate, that's the cheapest and calmest way to own air conditioning.
